Maintenance Reserve Studies
Becht Engineering provides a full service Maintenance
Program
for condominiums. This Program is based on our
extensive experience in condominium
engineering work
and more than twenty-five years of experience in facility
management.
Our Maintenance Program is individually designed for
each complex and, as
such, is tailored to your needs.
For each complex the Maintenance Program
will consist
of all or selected portions of the following work.
- Inspection by qualified engineers.
- Identification of specific conditions of all the
common elements.
- Schedule of required maintenance work
procedures for all common elements.
- Development of a maintenance reserve to provide
for annualized
funding of the maintenance program
over a 20 year period.
- Development of cash flow schedules to fund the
maintenance reserve based
on two inflation
scenarios for maintenance costs and two interest
rate scenarios
for earnings on the deposit funds.
- Engineered specifications for required maintenance
work procedures.
- Development of bid packages and solicitation
of bids from qualified contractors.
- Inspection of the maintenance work and evaluation
of contractor performance.
- Meetings with the Property Manager and the
Governing Board for proper development
of the
Maintenance Program.
